Right to Rent — Legal Requirement
Under the Immigration Act 2014, all adult occupants must have their right to rent verified before a tenancy can proceed. Original documents or an online Home Office check code will be required.

Most landlords require annual income of at least 30× the monthly rent.

Equality Act 2010: Applications cannot be refused solely because an applicant receives housing benefit or universal credit.

Referencing & Credit

Winn Estates does not charge a referencing fee. Referencing is conducted by an independent agency — any fee is paid directly to them (Tenant Fees Act 2019).

Deposit & Payments

Permitted payments (Tenant Fees Act 2019):
Holding deposit (max 1 week's rent) · Security deposit (max 5 weeks' rent) · Rent · Default fees (late rent after 14 days, lost keys) · Tenant-requested tenancy changes (max £50 inc VAT). All other charges to tenants are prohibited.
Holding deposit

If your offer is accepted, a holding deposit of up to one week's rent will be requested. It will be deducted from your first month's rent on move-in and returned if the landlord withdraws.


Security deposit

Your deposit will be protected in the Government-approved TDS (Tenancy Deposit Scheme) within 30 days of receipt.
